There was an issue found with leaking shower taps in the unit above. This leak couldn't be found with traditional leak detection methods. the body corporate was convinced it was associated with rain, but after non destructive testing it was found out to be shower taps incorrectly fitted in the bathroom in the unit above and water was tracking to this area of the ceiling.
